The Challenge

Why do so many development projects stumble?

Most projects don’t fail at construction — they fail at decisions: the wrong land, inaccurate numbers, and pricing without data.

✕
Inaccurate cost estimatesPaper estimates can differ widely from reality
✕
Budget overruns with no warningVariances surface late — after they’ve eaten the margin
✕
Buying the wrong landPurchase decisions built on gut feel, not district and demand data
✕
Wrong sale pricesAbove market slows sales; below market burns profit
✕
The wrong contractor or craftsmanChoosing without a track record means delays and rework
✕
A team scattered across toolsWhatsApp, Excel and loose files — no one sees the full picture

Imranics was built to solve exactly these problems — a data-backed decision at every stage.

How? ↓

Project lifecycle

Four stages. One system. Every step documented

Like a dimension line on a blueprint, Imranics draws your project from first point to last — measuring everything along the way.

Stage 01 · Before buying

Feasibility study

Pick region, city and district and enter the plot dimensions: setbacks, allowed floors, parking, unit count, cost, revenue and return are calculated.

⬢ Two scenarios compared, the higher return recommended
Stage 02 · Execution

Planning & execution

A schedule from the stage library or an Excel import, requests and certificates with approval flows, a daily site report, and drawings approved through requests.

⬢ Expected finish date from your real progress
Stage 03 · Money

Costs & cash

Costs linked to the schedule comparing plan vs actual, and a cash flow built from real entitlements — no riyal enters before the accountant approves.

⬢ Automatic alert on budget overrun
Stage 04 · Sales & after

Sales & owner care

Units with prices and profit per unit, clients in a 7-stage pipeline, reservations and deposits, and maintenance tickets after handover.

⬢ Profitability and sales reports ready to print

What sets Imranics apart

Everything a developer needs… connected

Not separate modules: closing a schedule item creates a cash entitlement, a payment certificate pulls its value from costs, and every step is logged automatically.

🧾

Requests with approval flows

Payment certificate · inspection request · quality note · material approval · purchase order · change order. Pick the work item and the value is pulled in; the request follows its defined path to payment.

Contractor → Consultant → Developer → Accountant
💬

Discussion inside the item

Instead of scattered WhatsApp groups: every request and work item has its own thread with photos and documents. @-mention anyone to notify them.

The full story in one place — evidence in any dispute
🗓

Schedule & Gantt chart

A Saudi library of 14 stages, 63 items and 202 tasks, auto-scheduled; a date-based Gantt; and a progress curve from real completion dates — with Excel import and export.

Cascading close-out: task → item → stage
📋

Daily site report

Manpower with counters, weather, work done, obstacles and site photos — from a phone. When the consultant approves, tasks are marked done in the schedule automatically.

Replaces daily WhatsApp updates — date-sealed
📐

Engineering drawings

Drawings per discipline with revisions R0, R1…, sent for review and approval through requests: the consultant reviews, the owner approves for construction, and the contractor sees approved-for-construction drawings only.

Every approval stamped with its approver
▥

Costs linked to the schedule

Every item you add to the schedule appears in costs for pricing — directly or as the sum of its tasks. Planned, actual and variance per stage and item.

Automatic alert on any overrun
₪

Cash flow approved by the accountant

Entitlements generated by the platform: deposit on reservation, balance on sale, execution payable on item close, and fully approved certificates. Not a riyal enters without the accountant.

Every movement stamped with its approver
🗒

Records & reports

Every action with its actor, date and time, exportable to CSV — plus six branded reports to print or save as PDF.

Never edited, never deleted

Example: from completed work to paid entitlement — with zero re-entry

1The contractor completes the “roof slab” tasks and raises a certificate — value pulled from costs
2The consultant verifies on site and certifies, discussing notes inside the request
3The developer approves — notified instantly
4It reaches the accountant as an entitlement; approval updates the cash flow
5Records log all four steps with names and timestamps

Feasibility & Imranics AI

Numbers before you buy… answers from your project data

An illustrative feasibility study from the platform, and a conversation with Imranics AI on an example project.

Feasibility study — illustrative example Example ⬢ Running feasibility…

⬢ Best scenario in this example: 8 attached villas — higher return than the apartments scenario

Expected revenueSAR 14.6M
Expected net profitSAR 2.3M
Return on investment (ROI)18.7%
Estimated build time (months)14
Estimated sales time (days)120
Imranics AI Example
Which items are over budget?
One item: “Finishes & carpentry” — planned 2,140,000 SAR, actual 2,183,000 SAR (+2.0%). All other items are within budget.
How do I raise a payment certificate?
Requests → New request → Payment certificate: pick the completed work item and its value is pulled from costs, then Send. It goes to the consultant, then the developer, then the accountant.

One system for the project team

Everyone on the same numbers — each seeing what’s theirs

No project is run by one person. Every member signs in with their own account and role, and sees only the projects and modules the owner grants.

FAQ

Everything you want to know before you start

What is Imranics?
Imranics is the operating system for real estate developers. It brings the whole project into one place: land feasibility, schedules, requests and payment certificates with approval paths, the daily site report, engineering drawings and contracts, procurement and purchase orders, costs, cash flow and bank accounts, units, sales and clients, and owner care after handover — plus Imranics AI, reports and sealed records.
How do the contractor, consultant and accountant work together in the platform?
Through requests: every payment certificate, inspection request, change order or drawing approval follows an approval path you set for each request type — for example, the site manager confirms the contractor’s certificate before it reaches the accountant — with its own discussion, photos, documents and @-mentions. The team’s work appears for everyone the moment it happens, each party is notified of what awaits them in the platform, on mobile and by email, and the full story stays documented with names and times.
Where do the feasibility prices come from?
From official and market sources: district prices from the Real Estate General Authority’s sales-transaction indicators, the real estate price index from the General Authority for Statistics, and construction cost from the median of Saudi market cost guides, updated with the construction cost index (last updated Q2 2026). All are listed in the study’s “Sources” section. The study is indicative, not a certified valuation: you can enter your actual land price, and regulations and the building permit must be verified with the municipality before any decision.
Is my project data secure?
Your data travels encrypted (HTTPS) and is stored encrypted in the database, while drawings, contracts and attachments are kept in private cloud storage. Access rules are enforced on the server itself, so each member sees only the projects and sections you granted them, contracts are visible only to those with that permission, and every action is logged in a sealed record with name and time.
Can I export my data?
Yes, your data is yours: a full JSON backup, the accountant file in Excel with a tax summary for any period, bank statements, purchases and the schedule to Excel, records as CSV, and reports, feasibility studies and daily reports printed or saved as PDF.
Does it work on mobile?
Yes. It runs in the browser on desktop and mobile with nothing to install, and you can add it to your home screen as an app to receive notifications like any other app. The whole interface is available in Arabic and English.
How much does it cost?
You start with a 14-day free trial on the plan you choose, no card required. When it ends your data stays saved and viewable until you subscribe. Plans and prices are shown in the pricing section, starting at SAR 399 per month with no additional fees, with two months free on yearly billing.
